Texas Real Estate License Requirements

 
Texas Real Estate Sales Associate Requirements For Those Applying On or After January 1, 2006
 
  • At least 18 years old
  • A citizen of the United States or a lawfully admitted alien
  • A legal resident of Texas
  • Complete and pass (70%) the following courses
  • After completing the above 150 hours of courses, you are eligible to submit your state application.
  • You also must complete an additional 60 hours of courses for a total of 210 hours.  The following courses are eligble for your additional 60 hours:  Texas Property Management or Texas Real Estate Math
  • OR -- If you have taken virtually any course from an accredited college, you can use that IN PLACE OF the additional 60 hours.  In order to get credit for your college courses you must have them approved by TREC by filling out a request for Evaluation of Education Documents from TREC.
  • Then pass the licensing examination (70% is passing)
    • Cost of exam - $59.00
    • National portion – 80 computer generated multiple choice questions (105 minutes allowed)
    • State Portion – 30 computer generated multiple choice questions (45 minutes allowed)

Texas Real Estate Sales Associate SAE (Post-license) Requirements For Those Applying On or After January 1, 2006

  • Once licensed, the salesperson must then complete an additional 60 core real estate hours during the first year of licensure, for a total of 270 hours
  • The following courses are eligble for your additional 60 hours:  Texas SAE Property Management or Texas SAE Real Estate Math or Texas SAE Real Estate Finance.

    Once licensed, the salesperson must then complete an additional 60 core real estate classroom hours during the first year of licensure, for the totals seen below:

    Texas Broker Requirements

    • At least two years active experience in Texas as a licensed real estate sales person or broker during the 96 month period immediately preceding the filing of the application
      • Or, if licensed as a broker in another state, no less then two years active experience as a real estate salesperson or broker during the 36 month period immediately preceding the filing of the application
    • 270 hours of core real estate courses
      • If application is filed on or after 1/1/2008, a 30 hr Real estate Brokerage course must be taken as part of the 270 core hours
    • An additional 630 hours in related courses acceptable to the commission
    Continuing Education Requirements (MCE)

    Complete the required 15 hours of Mandatory Continuing Education (MCE).  This includes 3 hours of MCE legal update, 3 hours of MCE ethics, and 9 hours of elective courses. Note: 1st - 3rd year renewals may need to complete the 30 – 60 hours of Sales Associate Education (SAE), verify with TREC.

    PLEASE NOTE: TREC requires that your start date and end date for the MCE courses be at least 24 hours apart.  For example, if you enroll today at 10:00am, you cannot finish until 10:00am tomorrow.  If you finish prior to 10:00am then the course WILL NOT COUNT.

    Texas Real Estate Sales Associate Requirements For Those Who Applied Prior to January 1, 2006

    A Salesperson is required to complete a total of 18 semester hours (270 classroom hours) of education by the end of their third year of licensure. At least 14 semester hours (210 classroom hours) of the 270 classroom hours must be in core courses. This education is referred to as Salesperson Annual Education (SAE). 

    At the end of the first year records must contain a minimum of 150 core classroom hours and 60 related, MCE or core classroom hours, totaling 210 classroom hours.
    At the end of the second year records must contain a minimum of 180 core classroom hours and 60 related, MCE or core classroom hours, totaling 240 classroom hours.
    At the end of the third year records must contain a minimum of 210 core classroom hours and 60 related, MCE or core classroom hours, totaling 270 classroom hours.

    When the SAE requirements have been met, the Salesperson will be given a two year license at their next license renewal, as they will then be under Mandatory Continuing Education (MCE) requirements for each successive renewal period (please note that once under MCE requirements, renewal periods last two years). The Salesperson under MCE requirements will be required to submit 9 classroom hours of MCE electives; 3 classroom hours in TREC's required Legal Update course; and 3 classroom hours in TREC's required Ethics MCE course (totaling 15 MCE classroom hours).

    *Of the 120 hours, 60 hours must be in Principles of Real Estate and 30 hours each in Law of Agency and Law of Contracts. Core credit will not be awarded for the same core courses taken within three years of each other. Note: Should the hours be completed PRIOR to the third renewal, the licensee will have satisfied the SAE requirements
